Interest Rate and APR Disclosure

  • Interest rates are subject to change without notice
  • All rates shown are estimates and may vary based on credit profile
  • Annual Percentage Rate (APR) includes interest rate plus applicable fees
  • Actual rates may be higher or lower depending on creditworthiness
  • Rate locks are available for qualified applicants

Credit Authorization

By submitting an application, you authorize Roseth Mortgage to:

  • Obtain your credit report and credit score from one or more consumer reporting agencies
  • Verify information provided in your application
  • Share your information with third parties as necessary to process your loan
  • Re-verify information periodically during the loan process

Loan Estimate and Closing Disclosure

Within three business days of receiving your complete application, we will provide:

  • Loan Estimate: Details your estimated loan terms, costs, and risks
  • Closing Disclosure: Final terms and costs (provided at least 3 days before closing)

These documents are required by federal law and must be provided in the required timeframe.

Right of Rescission

For certain types of loans secured by your primary residence, you have the right to cancel the transaction within three business days after:

  • Signing the loan documents, or
  • Receiving your Truth in Lending disclosures, or
  • Receiving your Notice of Right to Cancel

Whichever occurs last. This right does not apply to purchase money mortgages.

Flood Insurance Requirements

If your property is located in a Special Flood Hazard Area:

  • Flood insurance is required as a condition of the loan
  • The insurance must be maintained for the life of the loan
  • Coverage must meet federal requirements
  • We will provide you with a flood determination and notice

Mortgage Insurance Disclosure

For loans with less than 20% down payment:

  • FHA Loans: Mortgage Insurance Premium (MIP) is required
  • Conventional Loans: Private Mortgage Insurance (PMI) may be required
  • Insurance protects the lender in case of default
  • Cancellation rules vary by loan type and lender

Escrow Account Information

We may require an escrow account for:

  • Property taxes
  • Homeowners insurance
  • Flood insurance (if required)
  • Mortgage insurance premiums

We will provide annual escrow statements and adjust payments as needed.

Servicing Disclosure

We may sell, transfer, or assign your loan and the servicing rights. If this occurs:

  • You will be notified in advance
  • Your loan terms will not change
  • You will receive information about your new servicer
  • There will be a 60-day grace period for payments sent to the wrong servicer
